Sales got off to a brisk start, and this year’s closed transactions came in at an average of $2,065 per square foot. Despite many coming in below ask, this is still above the Gramercy average of $1,868 per square foot (figure per CityRealty data). Remaining availabilities range from $1.25 million for a studio to $11 million for a four-bedroom penthouse with a private courtyard.

A collection of penthouse and maisonette residences was recently unveiled. Penthouse A is a four-bedroom corner unit centered around a private courtyard with built-in grill and kitchenette. Maisonette 2 also has four bedrooms and boasts double-height ceilings and dramatic arched windows.

88 & 90 Lex has attracted attention for its proximity to top schools. Eleven Madison Park of the three Michelin stars is only three blocks away, and the surrounding streets are filled with popular restaurants and bars. Those who prefer to dine in benefit from being a short walk from Kalustyan’s, Fairway, and Trader Joe’s. Commuters have their choice of the 6, R, or W trains a short walk from the building.
